The Brief

Conveniently located in close proximity to some of the  Island’s best beaches and headland walks, the homes make the most of their outstanding position, nestling amidst the natural beauty of the surrounding landscape.
 

A dwelling split into two units previously stood on this large site, acquired by Fir-Pine Developments, which undertook the project. As the property was in a  dilapidated condition,it was demolished and replaced by the award-winning  Architect Paul Van Bodegam of Page Architects Each provides a modern open plan, light spacious living with a host of innovative features. A  belief that this development is really a little different is felt immediately on arrival.

The access drive from the road Route Des Noirmont is flanked on either side by resort-style Granite outcrops that provide a real sense of anticipation for what may be within. Each of the homes offers four bedrooms, three bathrooms and top quality kitchens. The Brief

 

To turn a tiny 1200sq ft , run down  1950’s flat roof single storey chalet, into a  Contemporary 2 Storey  light filled  home of  approx. 2,800 sq feet.

 

Quite a challenge on a number of fronts, not least the fact that to achieve Planning Permission, it would not need to look out of  place , amidst what was  an eclectic mix of  more traditional style properties , all from the same era. Add to that a need to place  both  Garage and Parking to the front of a relatively narrow site, without spoiling the Southerly views out to Sea, and the scale of the challenge is obvious.

 

 

Completed in just 9 short months, this striking new 4 Bedroom Lifestyle Home , has Completely delighted its new Owners.

 

Beau Regard.

The Brief

 

On the edge of  a Built up Planning Zone, adjoining a main road through to the most sensitive of Coastal National Parks (Noirmont )  perhaps our biggest challenge yet. Not least as on our engagement, it supported  just a wooden ship lap,  2 bedroom ‘ shed ‘ with a corrugated Iron detached single garage. All the signs then, were not  Great, to say the least.

 

 

Just 14 months on, we are through Planning & Building Permission, and there stands this stand out, now Land mark Home,  boasting 2  generous full height storeys of  Stylish Lifestyle accommodation, with sea View from Portelet to Elizabeth Castle.

Cartref  Quennevais Drive

The Brief

 

On our intervention, this site  supported  just a single small dilapidated 1950’s Dormer Bungalow , and came  with a Planning History that had consistently  refused a previous application for even the tiniest of  a second house in its rear garden.

 

If that wasn’t enough, surrounded by neighbouring properties, their  owners joining together to seek to prevent even the most modest of re-development beyond the initial single dwelling.

 

Just 5 short months on, we have secured  a Planning Permit for these Two Stylish 4 Bedroom 3 Bathroom Homes , each  close to 3,000 sq ft and hugely desirable.

 

12 months on, they are there in all there glory, bringing praise from everybody, including the initial objectors, and both sold very quickly, for nearly 2 million, even in a very difficult market where only Homes built to the very highest of standards were attracting Buyers.

 

And everyone, lived Happily ever !

 

Atlanta.

The Brief

 

A modern  Bungalow of  just 1500 Sq Feet.  The site was ,  ‘back garden’  development, and the owners had previously been refused a  very modest home of similar dimensions.

 

This most  attractive home, now boasts, 3 Bedrooms, 2 Bathrooms,  usual receptions, study  a spacious vaulted kitchen – Breakfast,  and a full size swimming pool.

 

In  just 12 months this rear garden has transformed into a valuable stylish home.
